The Area Real Estate Market 2011

Our MLS (Which includes, the following areas and counties:  Bellville, Lexington, Ontario, Madison, Mansfield, Galion, Butler, Bucyrus, Shelby, and other areas of Crawford, Morrow, Richland, and Ashland) dollar volume of residential listings sold thru November 2011, is over $109 million almost 2% more  than 2010 for the same period. The average sale price is increased by almost 5% to just over $82,619.00. Our average sale price since the boom year of 2005 is down almost 35-40%. The good news about the local real estate market is that there was an increase in the number of units sold thru November over last year by over 7%. If you purchased a home since the year 2000 you may still be "Underwater". It is hard to be overly optomistic about the end of the year results for 2011. Now more than ever you should consult your real estate professional whether buying or selling.

The prices seem to be at the bottom based upon the average sale price not decreasing in this period over a year ago. There is a high quality of inventory homes in every price range.
